- Wrench
- Heavy-duty gloves
- Goggles
- Ladder
- A garage-door-dedicated-lubricant
- A cloth
Safety First!
Equip yourself with the proper attire.
Wear denim and long sleeves to protect your skin from a cut.
Wear gloves and goggles. If you have a hard hat, you can wear that too.
Lower your garage door.
When you do your maintenance, always make sure that your garage door is down.
This is so that the garage door will not accidentally fall on you while you’re doing your work.

Follow the garage door maintenance checklist below step by step to do thorough work!
Overhead Door Maintenance Checklist
1. Inspect and clean your safety sensors.
Your safety sensors are what signal the opener if there’s an obstruction on the door’s way on the ground.
A grimy lens could activate this.
As such, clean the lens with a cloth.
Check if both sensors are aligned.
If not, it will send a signal to the opener to not close the door.
While you’re at it, inspect the wiring too.
If the lights are not on, then you’ve got faulty wiring.
2. Inspect your garage door’s balance.
Manually lift your garage door halfway.
If it stays there, then all is good.
Suppose that it starts to go up or down, your springs need to be adjusted.
Adjusting your springs is extremely dangerous, call for a professional in this matter.
Note: To manually lift the door, disengage it from the opener first by pulling the release cord
3. Inspect and clean the tracks.
If your door is making a squeaking noise, it may be because of the tracks.
There may be some bent along the way, causing the rollers to make that noise.
Do not lubricate it.
Get some cloth and put a little lubricant on it and use it to clean the tracks.
If there are indeed bents on the tracks, you may use your mallet or hammer.
Don’t do it though, if you’re not confident that you can fix it.
Call us if this is the case.
Check the alignment of the tracks too. use a level to correctly ascertain that your tracks are properly aligned.
If you see any gaps in between the tracks, your tracks need to be readjusted.
Get a professional to do this work.
4. Inspect and lubricate the rollers.
There are metal and plastic rollers.
In case you have metal rollers, lubricate them for a quieter operation.
5. Lubricate the hinges and the bearings.
Use a garage door dedicated lubricant.
Make sure that you get all of the hinges and the bearings.
6. Inspect and lubricate the springs.
If there is a noticeable gap between the springs, then call for a professional.
Lubricate it if that is not the case.
7. Tighten the bolts.
Your bolts may have come loose at some point.
This would create a louder noise during the operation.
To eliminate this, tighten all the bolts in your garage door.
8. Test the reverse mechanism.
Re-engage the garage door to the garage door opener.
Try putting an object below the door to test the reverse mechanism.
If the door does not reverse and hit the object, the speed setting to your opener may be set too high.
Adjust them if that is the case.
9. Spread the lubricant.
To spread your lubricant, open and close the garage door a few times.
